Property in North Cyprus: the upside and the risks
North Cyprus attracts buyers with prices below the south and Spain, off-plan payment plans and rental-yield promises. But there are risks you do not face in the EU. We explain them and guide you with an independent lawyer.

Risks to know before you buy
- Status: the TRNC is recognised only by Turkey; ownership in the north is not recognised by the Republic of Cyprus or the EU (issues with mortgages, resale and inheritance via EU banks).
- Land history: some land belonged to Greek Cypriots before 1974. “Turkish title” is considered safest; exchange and allocation titles carry more risk.
- Courts: in the Orams case the EU Court of Justice ruled in 2009 that a Republic of Cyprus judgment against British buyers was enforceable in other EU states. In the Republic of Cyprus selling such land is a criminal offence; foreigners linked to such deals were arrested there in 2024.
- Council of Ministers purchase permit: can take months or over a year; rules for foreigners have changed recently.
- Off-plan payments: no EU-style bank guarantee; projects can be delayed.
- “Guaranteed rent” is a developer’s promise, not a bank guarantee.
